The impact of P2P platforms on rental prices in large cities: a comparative analysis

Abstract

This study analyzes the effect of Airbnb’s expansion on standard rental prices in three major Spanish cities. Data on Airbnb and rental properties were gathered using web scraping techniques. A two-stage method was adopted to tackle potential endogeneity between tourist apartments and rental prices, and multiple regression was applied to factors in socio-economic and housing variables. The findings reveal that Airbnb’s growth moderately influences rental prices, with a 1% increase in Airbnb listings leading to a 0.05% to 0.06% rise in rental rates. The study highlights the need for balanced regulation that harmonises the economic benefits of P2P platforms like Airbnb with the sustainability and accessibility of the housing market for residents. It offers significant insights into Airbnb’s urban impact, emphasising the need for prudent housing regulation and tourism policy-making. This approach is crucial for researchers and policymakers involved in the intersection of tourism and urban real estate.
